Do both spouses need to agree to hire you?

Ideally, yes — but not always in the beginning. Often I'll start with a consultation with one party and eventually both agree to work with me once they understand my neutral role. In court-ordered sales, I can be appointed directly by a judge.

Who do you represent — buyer, seller, or both?

In a divorce sale, I represent the transaction, not either spouse individually. Both parties are my clients equally. This is a distinct and important difference from a traditional real estate sale, and it's central to my CDRE training.

What if we can't agree on price or terms?

This is one of the most common challenges in divorce real estate, and it's where my training matters most. I provide independent market data both parties and their attorneys can rely on, and I work within whatever framework — mediation, court order, or mutual agreement — is in place.

Can we sell without one spouse physically there?

Yes. Electronic signatures and remote closings are common in these situations. I'm experienced in coordinating closings where the parties may not be in the same room — or even the same state.

What if one spouse wants to keep the house?

That's a conversation worth having early. A buyout may be possible depending on equity and financing. I can provide the valuation and connect you with professionals who can help assess whether a buyout is feasible before deciding to sell.
